Valuations

We carry out Mortgage Valuations on residential and commercial properties for numerous high street and institutional lenders. Private valuations are also provided for probate, matrimonial, financial, tax and other purposes.

HomeBuyers Report

This type of survey is more detailed than a Valuation but is not as detailed as a Building Survey. The report covers urgent and significant problems and includes a valuation figure which may be acceptable as an alternative to the Mortgage Valuation subject to the lenders discretion.

It should be noted that Home Buyers Report may not be suitable for certain types of buildings such as pre-1900 properties. In some circumstances a Building Survey may be more appropriate and it may be prudent to discuss the type of report you require with one of our surveyors.

Building Surveys

Building Surveys are detailed reports normally undertaken on older or extensively altered properties and looks at parts of the building readily accessible without risk of damage to its fabric. This type of report does not normally include a valuation. Specialist tests can be arranged for the services such as the electrics, heating and the drainage system as an additional service.

Home Information Packs - HIPS

Introduced in August 2007 Home Information Packs contain important information about properties being offered for sale and include Energy Performance Certificates (EPC).
